Foraker Realty Co. is a family-owned, local boutique real estate brokerage headquartered in Kennett Square, PA, with 2 offices across the region. Founded in October 2021 by Brian Foraker, we serve Chester County PA, New Castle County DE, Cecil County MD and the Greater Philadelphia area, licensed across Pennsylvania, Delaware, Maryland. Our 85 agents are on pace for about 700 transactions in 2026.
Why we do it
We built this company to break a system that too often feels impersonal and transactional for clients, and unsupported for agents. Buying or selling a home is emotional and high-stakes — usually a family's largest asset — and we are glad to be part of that story. The aim is to do such a good job that clients tell their friends about us without being asked.
Our positioning is deliberate: boutique feel with big-team power, old-school values with modern tools. We believe in handshakes, eye contact and doing what we said we would do — and we use technology to serve people better, not to replace the human part.
Brian Foraker
Brian grew up in the Landenberg / Kennett Square area with a construction background working alongside his father. He became licensed in 2016 and experienced firsthand the gaps at a large corporate brokerage — gaps that prompted him to start Foraker in 2021.
The construction background isn't a gimmick. It's an edge that shows up in every step of a transaction: pre-listing condition reads, inspection negotiation, repair cost estimation. Our agents go into deals knowing what matters and what's noise.
How we grew
From 5 agents in 2021 to 85 agents across 2 offices, and on track for 700 transactions in 2026. We grew without franchise affiliation, without monthly fees, without the industry's usual gimmicks — just consistent support, real training, and an economic model that only works when our agents close. If the brokerage isn't making money from your production, that's on us to help fix.
We put that in numbers rather than adjectives: $75,000 a month invested in agent infrastructure — leads, an ISA team, a full-time videographer, technology and offices — against $0 in agent monthly fees.
What we don't do
We don't list and hope. Every listing gets a launch plan and ongoing optimization rather than an MLS upload and a wait. We don't run a churn-and-burn pipeline for clients or agents. And we don't make claims we can't back up — no superlatives without proof, and no guarantees we aren't actually able to give.

We deliberately hire and highlight local small businesses — vendors, contractors, stagers, photographers and community partners — because success should strengthen the places we serve.
